Investors can filter properties by status, price, and type, getting a snapshot of how many properties are sold, escrow, or vacant. This information is valuable for strategizing and assessing sales progress.

Expense Approvals

Each payment request goes through a structured approval process. The system shows which request has been approved, which company it is from (if more than one), which sites it applies to, who the supplier is, the type of document (invoice, contract), the payment deadline, the total value, what amount has been approved, what has been paid and how much remains to be paid. This detailed control prevents unauthorized expenses and ensures compliance with the budget.

Upfront Cost Management

Preliminary costs arise even before the physical implementation of the project – during feasibility studies, design, obtaining licenses and document administration. Critically, these costs do not always lead to the realization of the project, but when the project is rejected, the investor can analyze which costs were necessary and why the project was not implemented. If the project is subsequently approved and implemented, all preliminary costs are automatically transferred to the cost price of the project. The system allows for detailed tracking of each cost from the very beginning, ensuring that nothing is missed and that the final price per m² reflects the real investment.

Direct costs form the main cost of the property and include all amounts related to the physical implementation – materials, labor, construction and maintenance contracts and specialized services. The system allows management of the entire life cycle of suppliers, from receiving prices, forming cost budgets and planning payments to them. For each contract with a supplier, incoming invoices are automatically linked and checked for compliance with the agreed conditions – quantity, price and schedule. The invoice must be confirmed by a responsible person as a control point before approving the payment, which ensures that it is only for actually performed work. The system automatically signals deviations – if a supplier invoices more than agreed, if the quantity does not correspond to the monthly schedule. In parallel, the system calculates the cost per square meter dynamically, allowing the formation of an adequate pricing policy and assessment of profitability based on current costs.

Common Expenses Control

These are not directly related to a specific property and can be for personnel, office rent, utility costs, administration, insurance and general marketing costs. To obtain the full cost of each property, including the real profit, the system allocates these general costs, for example, in proportion to the area of ​​the property or based on the number of active projects. Specific costs, such as a marketing campaign or advertising for a specific property, can be allocated 100% to that property. By allocating the general costs, the system allows the determination of the real selling price and the assessment of the true profit that comes from each individual property, and not just from the direct construction costs.
